Home buyers with internet access are able to take a more active role in researching and viewing homes for sale. The result can be a time saving process for the buyer and the real estate agent.
The ability to access real estate listings online that were once available only to agents, now gives home buyers the option to negotiate a cash rebate from their real estate agent.
A growing number of agents who represent home buyers are open to sharing their sales commission in order to save more of their time and effort on a transaction. Before a buyer makes an offer on real estate, an agreement can be made with an agent to represent them in exchange for a share of the agent’s commission, which is paid by the home seller at the end of the transaction.

Buyers Are Expecting Lower Home Prices
Urgency created by the federal home buyer tax credit is gone, and home buyers are now looking for lower prices.
Current mortgage rates remain historically low, but the volume of new loan applications has dropped off. The Mortgage Bankers Association reports that applications for financing to buy a home substantially declined.
With no incentives such as a tax credit to influence a buying decision, home buyers are taking their time and being more selective. There seems to be a general expectation that many home sellers are desperate to sell, and will settle for a lower price.
If home sellers are not forced to sell, they tend to think their home is worth top dollar. Even if they wanted to, many home sellers cannot consider a low offer because they don’t have enough equity to cover all the costs of selling the home and moving. If sellers are not able sell for a sufficient price, they may have to negotiate a short sale with the lender.
The difference in perceptions is a primary cause for collapsed transactions. Estimates of 15 to 17 percent of sale transactions in some areas are falling apart as sellers prove unable or unwilling to give buyers what they want. In a normal market, the figure is about 5 percent.
Real estate buyers are holding out for a bargain, and they can’t be blamed for wanting the best deal. The perception for sellers may have been influenced by the increase in demand caused by the federal tax credit. It may take some time for reality to set in that a recent boost in home prices was only temporary, and sustainable gains need to be supported by real job growth and sufficient household income
The housing market naturally makes price corrections based on supply and demand. Unless job growth quickly improves, government incentives that were meant to support home sales, may have just delayed the inevitable price corrections.

Negotiate Your Way to a Better Mortgage Rate
Mortgage lenders have some flexibility in their mortgage pricing. This means that you have the opportunity to negotiate a better rate.
A loan officer typically gets daily rate sheets from their secondary marketing department or from “wholesale’ mortgage lenders. These mortgage rate sheets are not for public view, because they show the price of a loan before the retail mark-up, similar to how retail stores buy and sell goods.
Example of Pricing for a Fixed Mortgage:
* 5.500% – (1.000) * 5.375% – (0.750) * 5.250% – (0.250) * 5.125% – 0.000 * 5.000% – 0.250 * 4.875% – 0.500
In this example, each mortgage rate corresponds to the cost of the rate expressed in terms of “basis points”. One point is equal to one percent of the loan amount.
Wholesale Mortgage Rates
The rates with numbers in parenthesis next to them indicate “rebate” points paid to the lender for selling a loan at a premium. The rates without numbers in parenthesis show the lender’s “cost” to sell a loan at that particular interest rate. The rate with corresponding zeros is the “par” price, which means the lender incurs no cost and they receive no rebate points for that interest rate.
Higher rates have lower short term costs because the mortgage holder will earn more in interest over the life of the loan, rather than points paid up-front. Conversely, lower rates have a higher up-front cost because the mortgage holder earns less interest over the term of the loan.
Retail Mortgage Pricing
In order to quote a specific interest rate, a loan officer has to add points to the rate sheet pricing, which is essentially the lender’s profit. The lender normally sets a policy on the minimum and maximum points the loan officer adds to the rate sheet cost. The loan officer has the flexibility to price a loan within the allowable range. Most loan officers are paid on commission, which is usually based on a “split” of the points divided between them and the lender.
Lenders usually have a policy to charge a minimum of one point and a maximum of two points per loan, so the loan agent has the ability to negotiate mortgage rates according to how competitive they need to be. Based on the rate sheet pricing above, the retail cost of a 5.125% rate may be one to two points, while 5.5% may have a cost of zero to one point.

How About A Birthday Barbecue Party?
Many people over the age of twenty have a sort of love-hate relationship with birthdays. They love to have a party and be the centre of attention and a lot of fun, but they hate getting older. But I believe that people should celebrate their birthdays. After all, you enjoy going to someone else’s birthday party and so you are morally obliged to put one on for others too.
And birthday parties ought to be a lot of fun. It does not have to be a children’s type party, of course, but you could still dress up and play games.
You could have a barbecue for all your friends and family and do it cowboy style. Have a barn dance that would make ‘JR’ proud. The food for this is straightforward enough. Begin by providing plenty of Texas sized spare ribs, half-pounder hamburgers, T-bone steaks, and jumbo size hot dogs with loads of bread and salad.
For music, it has to be country and everybody has to wear cowboy clothing, although it would probably be better to leave the shootin’ irons at home. Annie Oakley style clothes for the ladies and Buffalo Bill style for the gents. If it is going to be a big party, ask everyone to bring their own favourite dish, in true Southern style. That would be a great way to celebrate an adult’s birthday for the family.
If you do not go much on the macho cowboy scheme, you could try a Caribbean style barbecue. Wear flash short sleeved shirts and vivid colours or swimming costumes. The music could be reggae and calypso and the food would be grilled fish and chicken with salad and plenty of fresh fruit. Offer hot and not so hot chilli dips and barbecue sauces. You could have a go at limbo dancing too, that is always good for a laugh.
Or perhaps you would rather a humorous barbecue party and all dress up like the hillbilly family ‘The Clamperts’! That would be fun. The men could wear old velvet hats and old clothes tied up with string like Jed and Jethro and the women could come as Ellie May or Granny. I think that the authentic food like possum and bullfrog might be difficult to get hold of in some areas, but you could just supply what you want for this one. Steaks, hamburgers and fried fish; bread and salad with cake to finish.
Another favourite form of barbecue for a birthday do is the Luau. An Hawaiian barbecue is really something else. You will need bright colours and plenty of tropical Hawaiian decorations. You could provide half coconut shells for drinking out of and lots of coconut and pineapple based drinks. You should ask your guests to wear loud Hawaiian shirts and grass skirts, provide plenty of leis and hula music and a ‘loudest Hawaiian shirt’ contest is compulsory.
If none of those tickles your fancy, how about a ‘Vicars and Tarts’ barbecue? You can use your own imagination on that one though. Any more tea and crumpet, vicar?
